If you intend to sell or rent your property, know that from December 2013, it has become mandatory to present your property's energy certificate.

The Energy Certification System for Buildings in the Azores (SCE Azores) is a process of evaluating and validating the energy performance of buildings that results in the issuance of an Energy Certificate, which allows you to get to know your property, through the description of the aspects that influence energy consumption.

The Energy Certificate:
Classify the energy efficiency of your property, on a scale from F (not very efficient) to A+ (very efficient);
Indicates improvement measures that can be implemented;
Indicates the necessary investments and the respective financial return;

Energy Certification of Real Estate

If your residential property has been built, or has undergone reconstruction, expansion or alteration works after March 30, 2004, it will be necessary to obtain this document in order to be able to sell it.

This requirement came into effect through "Decree-Law No. 68/2004, of March 25".

For the sale of urban, residential or commercial buildings located in certain parishes/municipalities, it may be necessary to carry out an inspection and the corresponding inspection certificate of termite infestation of the property in order to carry out the sale of the property.
